IOI Properties Strengthens Eco-Friendly Commitment in Bandar Puteri Puchong

SELANGOR (11th September 2024) – IOI Properties Group Bhd (“IOIPG”) continues to solidify its reputation as a forward-thinking, environmentally-conscious developer through its initiatives in Bandar Puteri Puchong and Bandar Puchong Jaya. Projects like 2 Rio Office Park and 2Rio Residence in IOI Rio are equipped with green features and excellent connectivity, while public engagement programs such as the City Nature Challenge (“CNC”) 2024, CNC Kids Nature Walk, Town Park Night Walk, Earth Hour, and Waste to Treasure campaigns promote awareness and community involvement in sustainability.

We actively encourage sustainable living by integrating eco-friendly ‘hardware’ across our residential and commercial projects, including solar panels, electric vehicle charging stations, and bike-friendly lanes,” said Chung Nyuk Kiong, Senior General Manager (Puchong), IOIPG.

Chung emphasized the importance of fostering a deeper understanding of sustainability through interactive community events that promote ecological conservation. “These sessions have garnered widespread public support, with participants from all walks of life joining in,” he added.

One such recent initiative, the Nature Observation Night, took place at Bandar Puteri Town Park on 7 September 2024. In collaboration with the Society of Wilderness Malaysia (“SOWM”), the event attracted over 100 participants who explored the park’s biodiversity with guidance from the Nature Exploration Wilderness Passport, created by SOWM President Calvin Soh.

Transforming Puchong into a Pedestrian-Friendly Hub

Once a quiet village surrounded by rubber estates and tin mining operations, Puchong has transformed into a bustling township named after the striated heron found in its ponds and rivers. Today, it is home to over 375,000 residents, with more than 32,000 living in Bandar Puteri Puchong, and enjoys excellent connectivity through major highways like the Damansara-Puchong Expressway, Bukit Jalil Highway, and Shah Alam-Puchong Highway.

IOIPG has played a significant role in Puchong’s growth since its entry into the area with Bandar Puchong Jaya in 1990 and Bandar Puteri Puchong in 2000. The group’s contributions include widening Jalan Puchong into a six-lane road, constructing the first mall in Puchong (IOI Mall), and building SJK(C) Shin Cheng (formerly SJK(C) Harcroft). Infrastructure improvements such as the Bandar Puteri Puchong and Rio City Interchanges, covered walkways, and link bridges to the Taman Perindustrian Puchong LRT station have also enhanced the area’s walkability. These measures not only reduce traffic congestion but also contribute to lower carbon emissions, aligning with IOIPG’s commitment to the Low Carbon Cities Framework (“LCCF”).

Sustainability in Construction and Operation at IOI Rio

IOIPG integrates sustainability throughout the entire development process in Bandar Puteri Puchong and Bandar Puchong Jaya. For instance, the construction of 2Rio Residence uses system formwork for 98% of the development, significantly reducing material waste. Additionally, 20% of aluminium formwork and the workers’ accommodation cabin were reused from previous projects.

“Sustainability extends to operational phases as well, where we focus on energy efficiency and renewable energy investments. At IOI Rio, this includes solar-powered CCTV, motion-sensor escalators, and extensive greenery to mitigate urban heat effects,” Chung noted.

At 2 Rio Park, solar panels with a peak capacity of 214 kWp generate 824 GJ of renewable energy annually, preventing approximately 137.5 tonnes of CO2 emissions. The development also encourages alternative transportation with four electric vehicle charging stations, bike lanes, and a shuttle stop providing last-mile connectivity to Puchong’s light rail transit (“LRT”) network. These efforts reflect IOIPG’s ongoing dedication to building a sustainable future.
